After the storm, before the claim
Northern Colorado sits in one of the most active hail corridors in the country. We handle storm restoration across Fort Collins, Loveland, Windsor and Timnath: finding what was actually hit, documenting it so you can file, and doing the repairs once the scope is settled.
Most homeowners assume the damage is obvious. Hail bruising is nearly invisible from the ground and often goes unnoticed until a leak appears years later, long after the claim window closed. If you already know the roof is the issue and are not filing, go to roofing.
Storm work is something we do for our neighbors, not a season we follow across the country.
Out-of-state crews arrive within days of a big hailstorm and are gone before anyone needs a warranty honored. We are based in Fort Collins and build here year round.
Two things Colorado law is clear about, and both protect you. A roofing contractor may not pay, waive or absorb your deductible. And a contractor may not act as a public adjuster or negotiate your claim for you. Anyone offering either is telling you something useful about themselves.
- Full exterior damage inspection
- Photo documentation for your claim
- On site for the adjuster inspection
- Emergency tarping when water is coming in
- Roof, siding, gutters and windows
- Interior repairs once the roof is sound
The first 48 hours
What you do right after a storm affects both the damage and the claim. None of this requires you to get on a ladder.
- First
Photograph everything
From the ground: dented gutters, downspouts, window wrapping, screens, the AC unit, garage door. Date-stamped photos establish when it happened.
- Second
Stop active water
Contain it inside and call us. Most policies expect you to take reasonable steps to prevent further damage.
- Third
Get a real inspection
Before calling your insurer, find out whether there is actually damage. Filing on a roof that is fine helps nobody.
- Fourth
File, then the adjuster
You contact your insurer. We can be on site when the adjuster inspects so everything gets discussed in one conversation.
Hail does not only hit the roof
This is the most common reason homeowners are underpaid. The roof gets inspected, everything else gets missed, and the rest of the exterior stays damaged.
Roof
Shingle bruising and granule loss, cracked or lifted shingles, ridge caps, vents, flashing and pipe boots.
Gutters and drainage
Dented gutters and downspouts, bent hangers, damaged gutter guards and extensions.
Siding and walls
Cracked or punctured siding, chipped paint, damaged trim and soffit, stone and stucco chipping.
Windows and doors
Broken glass and failed seals, dented wrapping and sills, torn screens, garage and entry doors.
Outdoor and mechanical
Flattened AC condenser fins, deck boards and railings, fence panels, sheds and detached structures.
Interior water damage
Ceiling and wall staining, wet attic insulation, damaged drywall and flooring, repaired once the roof is sound.
Questions people ask first
How do I know if I have damage worth claiming?
Start from the ground and look at the soft metal. Gutters, downspouts, window wrapping, vents, screens and the fins on your air conditioner dent before shingles show obvious damage, so they are the honest early indicator.
Also check whether granules have collected in the gutters or at the bottom of downspouts. If a storm went through your neighborhood and neighbors are getting roofs done, it is worth having yours looked at before the claim window closes.
What is the difference between ACV and RCV on my claim?
These two explain why the first check is smaller than the estimate. Actual cash value is replacement cost minus depreciation for age and condition. Replacement cost value is the full cost to replace.
Many policies pay actual cash value first, then release the withheld depreciation after the work is completed and documented. Some policies are actual cash value only and never release the difference. Your declarations page states which you have. We are not insurance professionals and cannot interpret your policy, but we provide the completion documentation your carrier asks for.
Will filing a claim raise my premium?
It depends on your carrier and history. Weather-related claims are generally treated differently from at-fault claims, and after a widespread hail event most of a region files at once. Rate changes in Colorado have been driven heavily by statewide hail losses rather than any single household.
Your agent can answer this for your policy, and it is worth a five-minute call. What we would push back on is the opposite mistake: leaving real damage unrepaired to avoid a claim, which costs more later when it becomes a leak.
How do I avoid a storm chaser?
After a significant hailstorm, out-of-state crews work the neighborhoods hard and leave before anyone needs a warranty honored. Some are fine. Many are not. What to look for:
- A local address and a track record you can check
- A Colorado contractor licence and verifiable insurance
- Willingness to tell you your roof is fine when it is fine
- No offer to pay or waive your deductible, which is prohibited here
- No request to sign over your claim on the first visit
- A warranty from a company that will still be here
What does this cost me out of pocket?
On an approved claim, normally your deductible plus any upgrades you choose beyond what the policy covers. A common example is moving to impact-resistant shingles, where the insurer pays the like-for-like replacement and you pay the difference.
If damage is limited and falls below your deductible, a claim may not be worth filing at all, and we will tell you when that is the case.
Should I get on the roof and look myself?
Please do not. Hail damage is difficult to identify without knowing what you are looking at, walking a roof causes damage that can complicate a claim, and falls from roofs are a leading cause of serious home injury. Everything a homeowner needs to check can be seen from the ground.
What if my claim is denied?
Denials happen, most often on older roofs where the carrier attributes the condition to age rather than a storm. If we believe the inspection missed something, we can re-inspect and provide additional documentation for you to submit.
What we cannot do is negotiate the claim on your behalf, because Colorado law does not permit a contractor to act as a public adjuster. If you want someone to represent you in the claim itself, that is a licensed public adjuster, a separate profession.
Is cosmetic hail damage covered?
It depends on your policy. Some Colorado policies carry a cosmetic damage exclusion, meaning dents that do not affect function, such as on metal roofing or gutters, may not be covered even though the damage is visible. Worth knowing before a storm rather than after, so check your declarations page or ask your agent.
Storm came through your neighborhood?
Tell us your address and roughly when it hit. We will get up there and tell you what we find, including when the answer is that your roof is fine.
