A budget produced after the design is finished is not a budget. It is an invoice.

Questions people ask first

What does it cost to build a custom home in Fort Collins?

Three things drive the number: the site, the shape of the house, and the finish level. A flat serviced lot in town costs far less to build on than a sloped parcel needing a well, septic and a long driveway. A simple footprint costs less than the same square footage with multiple wings and steep rooflines.

Finish level then moves it most, because it applies to every surface in the house.

Do I need to own the land first?

No, and talking to a builder before you buy is the better order. Two similar-looking lots can differ enormously in what it costs to build on them, and almost none of that is visible from the road.

Send us a lot you are considering and we will tell you what building on it actually involves. Much cheaper than finding out after closing.

How long does it take?

Longer than the construction schedule, which is what surprises people. Design and engineering run for months before permits are even submitted.

The way to shorten it is not rushing construction. It is finishing decisions earlier. Selections made during framing are the most common cause of delay.

What is value engineering, and will it cheapen my house?

Done badly it is downgrading everything ten percent, which makes the house worse everywhere and not much cheaper. Done properly it is targeted: simplifying a roofline nobody will notice, or moving budget out of a room you rarely use and into the kitchen you use daily.

It works because we ask what you care about first. A builder who does not ask will cut the wrong things.

Do I need an architect, or do you handle design?

Either works. Many clients arrive with a designer already engaged and we coordinate throughout. Others want us to bring in a team.

What matters more is that a builder is involved before drawings are final. A design with no builder input usually arrives with a cost nobody expected, and the redesign wastes months.

How does paying for it usually work?

Most custom homes use a construction loan rather than a standard mortgage. The lender releases funds in stages as work is completed and inspected, and the loan converts to a permanent mortgage at the end. Lenders normally want a detailed budget and contract before approving, which is another reason preconstruction comes first.

Terms vary a lot between lenders, so talk to one early. We are not lenders and do not give financial advice, but we provide whatever documentation your lender asks for.

Can you build on acreage outside city limits?

Yes. Unincorporated Larimer County is a different process than building inside Fort Collins. A rural parcel usually means a well and septic system instead of city water and sewer, each with its own permitting, plus driveway access and power runs.

All workable. It just belongs in the budget from the start rather than as a surprise.

Do you build from stock plans, or only fully custom?

Both. Plenty of good homes start from an existing plan adapted to the lot and the family, which saves time and design cost. Fully custom makes sense when the site is unusual or nothing off the shelf fits how you live.

What happens after we move in?

A new home carries a warranty period, and we walk you through what is covered before you close out. We are also a local company that does repairs and remodeling, so we are still reachable long after that conversation ends.
