Johnstown, CO General Contractor
Johnstown is growing quickly along the I-25 and Highway 60 corridor, and it is one of only two east-side towns in our range, which runs from Fort Collins to Denver. Radiant Homes offers every service here, from repairs to new construction.
A town that is mostly new
Johnstown has grown fast, and much of what stands near the interstate and Highway 60 is recent construction. Houses built in a hurry of new streets tend to share a pattern: a first-owner list, a lower level nobody has finished, and a yard that is still bare dirt or starter sod.
That is the picture this page is written around, though we also work on older farmhouses and rural homes at the edges of town.
What new-build owners usually do first
Outdoor space
The backyard is usually the first project. A patio, deck or covered space is sized to the lot, the sun and the wind, which out here is a real design factor.
Lower level and flex rooms
Extra square footage waiting under the floor. Finishing a basement or converting a bonus room gets a growing household more space without a move.
More house on the same lot
When four bedrooms become five people, an addition can make sense, and so can a fresh start with a custom home on a nearby parcel.
Know who you answer to.
A new Johnstown address can involve several layers of approval. Sorting them out before you buy materials saves an unpleasant surprise.
- The town and its building requirements
- Your HOA architectural committee
- A metro district, if your neighborhood has one
- Weld or Larimer County, for parcels outside town
- Utility easements along your lot lines
- What your builder warranty covers and excludes
Where new streets meet farmland
Parts of Johnstown sit right beside open fields and working agricultural land. That means steady wind, dust on exterior finishes, and views that make a second-floor addition tempting. Acreage on the edge of town comes with its own questions about wells, septic systems and long driveways.
Hail is a fact of life across the area, and open ground gives storms a clear run at roofs and siding. If one has just passed, start with the storm restoration page.
From first call to finished work
- Step one
Send the address
Include your subdivision, the year it was built, and whether the builder warranty is still open.
- Step two
Walk the property
We look at the house and the yard together, since a patio or addition depends on both.
- Step three
Approvals and scope
The written scope names the materials, so it can go to an HOA or the town with your request.
- Step four
Build and review
We do the work, tidy the site and go over the result with you in person.
Questions people ask first
Should I finish my yard first or my basement?
It depends on what your household needs most. An outdoor space adds living room from spring through fall and can go in without touching the house. A basement adds year-round space but costs more and needs egress, framing and inspections.
Plenty of owners do the patio first and the basement second. We can price both together so you can see the order that suits your budget. See outdoor living and interior remodeling.
Who approves a patio or pergola in a new Johnstown neighborhood?
Usually an association, and sometimes a metro district, on top of any town requirements. Covenants often cover structures, materials and colors, and an unapproved build can be ordered removed.
Get written approval first. We can provide a written scope and materials list to include with your submission.
Is Johnstown in Weld County or Larimer County?
The town spans both counties, and the county matters most for parcels outside town limits. Homes inside the town generally deal with the town on building questions.
Send the address and we will confirm the right office before the scope is written.
Do you really serve Johnstown, east of I-25?
Yes. Johnstown and Windsor are the two towns we serve on the east side of the interstate, and the full list of services is offered in both.
That includes repairs, remodels, additions and new construction, with no separate rules for smaller or larger jobs.
Can you build a custom home on a Johnstown lot or acreage?
Yes. New construction is planned from lot review through the final walkthrough. On acreage, early questions are access, drainage, utilities, and whether a well and septic system are needed.
The custom home building page describes the process, and a site visit comes before any numbers.
