How do I know my deck is past saving?

Press a screwdriver into the posts and ledger where they meet the house. If it sinks in easily, or boards flex and railings wobble, the structure is the problem and not the surface.

In that case new boards on old framing is not a real fix. We will tell you whether a repair is enough or a rebuild is due.

Are there special rules for work near Olde Town?

The historic downtown area has its own character, and older properties there may face design review or preservation guidance. Whether that touches your address depends on its location and what you plan to change.

Ask us early and we will look into it before plans are final.

Can I add a second story to my Arvada ranch?

Sometimes. It depends on the foundation, the framing and the height rules for your lot. A second story avoids using yard but is a significant structural job.

A rear or side addition is often simpler. We review the options on site, and the home additions page shows what is possible.

Arvada spans two counties. Which one is my address in?

Arvada extends into both Jefferson and Adams counties. Most homes inside the city deal with the city on building questions.

Do tree roots damage foundations and sewer lines?

Roots more often lift walkways, patios and driveways, and they can work their way into older sewer lines. Foundations are affected less often.

We can assess what is visible above ground, such as cracked flatwork and drainage. A buried line is a question for a plumber with a camera.
